!The Challenge
A 10-year real estate veteran was generating all business from a network of past clients and referrals — a ceiling of about $4M in annual transactions. He had no digital presence, no content system, and no mechanism for reaching buyers and sellers who did not already know him. His market (luxury residential in a competitive metropolitan area) was becoming more digital, and he was watching newer agents with larger Instagram followings win listings he should have been getting.
⚙The Strategy
Built a hyperlocal personal brand strategy around his 10-year knowledge of specific neighborhoods. Weekly neighborhood market update videos (90 seconds, shot on iPhone, raw and unpolished), monthly long-form market report blog posts, and LinkedIn content targeting the relocation buyers who represented the highest-value segment of his market. AI helped with market report narrative drafting from MLS data; he provided all on-camera content in his own voice.
✓The Results
18 months after starting: social following from zero to 4,200 across platforms, inbound inquiry rate from online of 3-4 per week, $2.8M in transactions from digital-first relationships (buyers and sellers who found him through content and had no prior relationship). Zero paid advertising.
The Strategy: Own the Neighborhood
The typical real estate agent''s content mistake is trying to be everything to everyone. Market update videos for the entire metro area, generic "tips for buyers" content, stock-photo property posts. This content competes with Zillow and Redfin and loses.
Our agent had an actual advantage: 10 years of transactions in 3 specific neighborhoods, personal relationships with the local coffee shop owner, the school principal, the community garden organizer. He knew things about these neighborhoods that no algorithm could surface.
The strategy: become the most visible real estate expert for these 3 neighborhoods specifically. Own the hyperlocal.
The Content Cadence
Weekly (15 minutes to produce) A 90-second iPhone video walking through 3 data points from the past week''s MLS activity in the target neighborhoods: how many listings came to market, median price relative to list, days on market trend. Shot while walking through the neighborhood. Unpolished, authentic, genuinely informative.
These videos averaged 800–1,200 views per week within 6 months — mostly from the exact people who live in or are considering moving to these neighborhoods.
Monthly (3 hours with AI assistance) A long-form market report blog post: current inventory, price trends, year-over-year comparisons, what the agent is personally seeing in buyer behavior and seller expectations. AI drafted the narrative from the MLS data; he added qualitative commentary and one memorable anecdote from a recent transaction. The result read like an informed insider''s perspective, not a data dump.
What Changed the Business
The turning point was month 9 when a relocation buyer from another state found his market report blog, watched four weeks of his neighborhood videos, and reached out with: "I feel like you''re the only person who actually understands this market. Can we work together?"
That inquiry came with a $1.4M budget. It was the first of many. The business model shifted from referral-dependent to inbound-driven within 18 months.
